Can you buy a duplex as your first home?

Buying a duplex is a legitimate first home purchase in every Australian state and territory, provided you meet lender eligibility criteria and intend to occupy the property as your principal place of residence. Registered nurses and registered midwives can access profession-specific LMI waivers at lenders including Westpac, St.George, and Bank of Melbourne, which allow borrowing up to 90% LVR without paying mortgage insurance.

Consider a first-time buyer working at St George Hospital in Kogarah who purchased one side of a duplex in the suburb using a 10% deposit and an LMI waiver structured through a profession-specific home loan. The property settled at a price within the NSW stamp duty exemption cap, meaning no transfer duty was payable. The buyer moved into one side of the duplex and rented the other side to a colleague also working at the hospital. The rental income covered approximately half of the monthly repayment, reducing the buyer's net housing cost below what they had been paying in rent before purchasing.

Western Australian buyers purchasing a duplex constructed under a survey-strata scheme may qualify for the state's expanded off-the-plan duty concession, which now includes duplexes and triplexes for the first time. The concession runs until 30 June 2028 and can be combined with the federal 5% Deposit Scheme.

What stamp duty concessions apply to duplex purchases?

In New South Wales, first home buyers receive a full transfer duty exemption on new and existing homes valued up to $800,000, with a sliding concession on properties between $800,001 and $1,000,000. Buyers must move into the home within 12 months of settlement and live in the property as their principal place of residence for at least 12 continuous months.

In Victoria, a full exemption applies to properties valued up to $600,000, with a sliding scale concession on properties valued from $600,001 to $750,000. The concession applies to both new and established duplexes where the property will be the buyer's principal place of residence.

Queensland provides no stamp duty on new homes with no price cap for contracts signed on or after 1 May 2025, while established homes receive a reduced duty calculation with a maximum first home concession deduction of $17,350 for properties valued up to $709,999.

In Western Australia, no duty is payable on homes valued up to $600,000 from 7 May 2026, with a concessional rate on homes valued between $600,001 and $800,000. For pre-construction duplex contracts entered into on or after 12 March 2026, a 100% concession capped at $50,000 applies on dwellings valued up to $800,000.

How do LMI waivers work for nurses buying a duplex?

Westpac offers an LMI waiver to registered nurses and registered midwives at a maximum LVR of 90%, which requires a minimum deposit of 10%, with a minimum annual income of $90,000 required to access this waiver. The maximum loan amount under the LMI waiver is $5 million per borrower, with total lending with an LMI waiver capped at $7.5 million.

St.George Bank and Bank of Melbourne list registered nurses and midwives as eligible for an LMI waiver at a maximum LVR of 90%, with a minimum income threshold of $90,000 per annum. This 90% LVR waiver cannot be used in conjunction with Fast Track income verification.

People First Bank offers an LMI waiver for registered nurses through its Essential Services Professionals Package, with no LMI up to 90% LVR for loans up to $1,200,000. Midwives should confirm eligibility directly with the lender as they are not separately listed in the source policy documents.

If you're a registered nurse or midwife looking to purchase a duplex, a mortgage broker for nurses can confirm which lender offers the highest loan amount at the lowest LVR for your income and registration type.

Can you use the 5% Deposit Scheme to buy a duplex?

The Australian Government 5% Deposit Scheme allows eligible first home buyers to purchase with a 5% deposit, with Housing Australia guaranteeing the difference between the deposit and 20% of the property value, and no LMI is payable. No income caps apply and no annual place limits apply.

In New South Wales, the property price cap is $1,500,000 for capital city and regional centres and $800,000 for other areas. In Victoria, the cap is $950,000 for capital city and regional centres and $650,000 for other areas. In Queensland, the cap is $1,000,000 for capital city and regional centres and $700,000 for other areas.

The scheme cannot be combined with Help to Buy, but state and territory grants and stamp duty concessions can generally be used alongside it. Applications are made through a participating lender panel and cannot be made directly to Housing Australia. If you're applying for home loans for nurses under this scheme, confirm your chosen lender is on the approved panel before proceeding.

What are the income requirements for first home buyers purchasing a duplex?

Lenders assess your gross annual income including base salary, overtime, allowances, penalty rates, and shift loading. St.George and Bank of Melbourne include hospital-employed nurses as eligible for their Emergency Services Policy, under which overtime and allowances can be assessed at 100% of their value, subject to conditions. This applies to nurses employed directly by a hospital rather than those in other employment settings.

A midwife working at Blacktown Hospital on a rotating roster with consistent weekend and evening shifts had their penalty rates and shift allowances counted at full value when applying through a lender that recognised hospital-employed healthcare workers. Their total assessed income was approximately 18% higher than their base salary alone, which lifted their borrowing capacity enough to purchase a duplex in the outer western suburbs within the federal 5% Deposit Scheme cap.

Lenders apply a serviceability buffer on top of the current variable rate to ensure you can continue to meet repayments if rates rise. The buffer is typically 3% above the loan's interest rate. If you're working out how much you can borrow, our guide on borrowing capacity explains how lenders calculate your maximum loan amount.

Do you qualify for the first home owner grant when buying a duplex?

In New South Wales, the FHOG is $10,000 for new builds or substantially renovated homes only, with a purchase cap of $600,000 or land and build cap of $750,000, and does not apply to established homes.

In Victoria, the FHOG is $10,000 for new homes valued up to $750,000 and does not apply to established homes.

In Queensland, the FHOG is $30,000 for new homes valued under $750,000 for contracts signed on or after 20 November 2023. The Queensland Government confirmed as part of the 2026-27 State Budget that the $30,000 grant has been extended for four years from 1 July 2026.

In Western Australia, the grant is $10,000 for eligible buyers purchasing or building a new home, with a value cap of $800,000 for homes south of the 26th parallel of south latitude from 7 May 2026.

In Tasmania, the FHOG is $20,000 for new homes for eligible transactions commencing between 1 July 2026 and 30 June 2027.

The grant does not apply to established duplex purchases in any state. If you're buying an existing duplex, you can still access stamp duty concessions and low deposit schemes, but the FHOG is reserved for new builds only. You can explore all your options in our first home buyer guide.

How much deposit do you need to buy a duplex?

Most lenders require a minimum 5% genuine savings contribution even when using a government guarantee or profession-specific LMI waiver. Genuine savings are funds you have held in your own name for at least three months. Acceptable sources include savings accounts, term deposits, and shares. Gifted deposits from immediate family members may also be accepted by some lenders, subject to a signed declaration.

If you're using the 5% Deposit Scheme, you'll need 5% of the purchase price plus settlement costs including conveyancing, building and pest inspections, and loan establishment fees. If you're using an LMI waiver at 90% LVR, you'll need 10% of the purchase price plus the same settlement costs.

You can also access your voluntary superannuation contributions through the First Home Super Saver Scheme. The FHSS Scheme allows first home buyers to make voluntary concessional and non-concessional contributions into their superannuation fund and apply to release eligible amounts toward a home deposit, with up to $15,000 of personal contributions from any one financial year able to be released, and a total cap of $50,000. Concessional contributions are taxed at 15% rather than at marginal income tax rates.
